What can be deducted from the security deposit?
Smoking indoors costs € 250 and undeclared pets € 250. For a party or event without permission we withhold the full deposit. Damage, extra cleaning, waste, late check-out and linen laundry costs are charged at actual cost.
We only withhold something when there is a clear reason. Two situations have a fixed amount: smoking indoors costs € 250, and pets that were not declared or not fully declared also cost € 250. Smoke settles into furniture and textiles, which costs us more than a regular clean.
A party or event without our written permission is the most serious breach. In that case we withhold the full deposit, the stay is ended early and costs already paid are not refunded. Our houses sit among neighbours who live there, and that peace and quiet is not negotiable.
Beyond that we charge actual costs: damage to the house, garden or inventory, missing items, extra cleaning, waste left behind, late check-out, and glass or glassware in or near the pool or hot tub. If you do not rent linen and do not bring your own, we charge the laundry and dry-cleaning costs for mattresses and duvets.
We report every deduction in advance, with photos and, where applicable, an invoice or cost statement. If you disagree, we look at it together. If the damage exceeds the deposit, the tenant covers the difference.
